The first phase of auctions for identifying developers
of land plots in the neighborhood of North Avenue, held by the company
Harutiunian & Associates Law Office under the appointment of the
Yerevan City Municipality, has successfully completed with the following
winning bids:
Plot 1 - 1400 sq.m., USD650/sq.m.
Plot 2 - 1400 sq.m., USD531/sq.m.
Plot 3 - 1300 sq.m., USD180/sq.m.
Plot 4 - 600 sq.m., USD400/sq.m.

The company is currently starting the second phase, and the
next auction has been announced
for March 29, 2002, for the land plot number 6 with a floor area
of approximately 1300 sq.m. Being adjacent to Tumanyan and Teryan
streets, this land plot has a prime location with a great view on
the Opera House and the Swan Lake.
The North Avenue project is the most significant urban development
undertaking in the capital of Armenia over the last decades. Strategically
located in the hearth of the City, North Avenue is planned to be a
400 meters long and 24 meters wide pedestrian avenue connecting two
most significant centers of the Yerevan downtown -- the Opera House
and the Republic Square. Being on the same axis with the Monument
and Cascade, Opera House and Tigran Mets Avenue and pointed to the
Ararat Mountain, North Avenue promises to become the real pearl of
Yerevan.

North Avenue - part of architect Alexander Tamanian's original
plan for Yerevan - will connect Opera Square and the main Republic
Square. City authorities want to clear 50,000 square meters of space
for the project.
When finished, it will be a 24-meter wide pedestrian street lined
with two-story buildings housing restaurants, shops, and offices.
Although the municipal authorities are organizing the project, it
is being financed through the market. The rights to commercial lots
have been sold at auction to pay for the construction.
Armen Arakelian, deputy director of the North Avenue project, says
businesses have paid $600 per square meter to reserve their spaces.
Once completed, the retail and business spaces will be sold to cover
the remaining cost of the scheme.
